Last week we rep
orted that 40 Edgemont, the latest Van Note rehab project, went under contract with rumored multiple o
ffers and was slated to close within the week. The property did close on Friday the 13th for $510,001 over asking or roughly 25% above the offering price of $1,999,999 . If you have been following the market long enough you will remember that the rehab of the Charles Huestis House resulted in a similar outcome of $500,100 over the asking price of $2,499,900 to close at $3,000,000. Mr. Van Note does some spectacular work and if you have seen either of these beauties you will understand why these properties are in such high demand for the discriminating Montclair home buyer.
