The Midas Touch?

Last week we rep3288391798_a9f9e1f7d9_oorted that 40 Edgemont, the latest Van Note rehab project, went under contract with rumored multiple o3287630709_d1b5d41024_o1ffers and was slated to close within the week. The property did close on Friday the 13th for $510,001 over asking or roughly 25% above the offering price of $1,999,999 . If you have been following the market long enough you will remember that the rehab of the Charles Huestis House resulted in a similar outcome of $500,100 over the asking  price of $2,499,900 to close at $3,000,000.  Mr. Van Note does some spectacular work and if you have seen either of these beauties you will understand why these properties are in such high demand for the discriminating Montclair home buyer. Congratualtions to Jim Van Note  are in order and we can wait to see what his next project is. There are currently 27 homes over $1 Million for sales in Montclair. Wow, that says something about that builders products. But, Do you think he is pricing them low from the start to get even more buzz on his properties?
