For those of us working in this real estate market it certainly has been dead in the over million dollar range since financial armaggedon ensued back in September. In fact only ONE house that was listed after September 1, 2008 has gone under contract and subsequently closed and that was the new construction at 50 Melrose Place which was listed by Candi Schwartz at $1,795,000 and sold for by Jim VanNote for $1,650,000. Last week Jim VanNote unveiled the latest rehab project located at 40 Edgemont Road and listed at $1,999,999. It is a 6 bedroom 5 1/2 batch colonial located across from the park. This morning at a little after nine the MLS show that the property was in attorney review and 2 hours and 15 minutes later the property was placed under contract showing that Barbara Lewis as the agent who brought the buyer. The property is slated to close this Friday, February 13th which may be the quickest close in Montclair real estate history.

Unconfirmed rumors put the offer price well over asking, but until it closes on Friday we will keep that to ourselves. Check back then and we will let you know what it actually sold for.
